When a home sells in Wisconsin, the state collects a real estate transfer fee. It’s one of the more predictable seller costs, and it’s easy to estimate in advance.

How much is it?

The fee is $3 for every $1,000 of value, or 0.3% of the sale price. On a $400,000 home, that’s $1,200. On a $550,000 home, it’s $1,650.

Who pays it?

Under Wisconsin law the fee is imposed on the grantor, which in a typical sale is the seller. It’s paid at closing along with the other seller costs and shows up on the closing statement.

How is it filed?

A Wisconsin Electronic Real Estate Transfer Return, often called the eRETR, is filed with the deed. The return reports the sale price and other details, and the fee is collected when the deed is recorded with the county Register of Deeds.

Are there exemptions?

Yes. State law lists a number of exempt transfers, such as certain transfers between spouses or parents and children, transfers into some trusts, and transfers with no consideration. Whether an exemption applies depends on the specifics, so confirm with the title company or an attorney.
